What’s different between them is what you’re buying and when the money starts coming back. What’s the same is that our own team manages every building we own.

Development

It starts with the town: population growth and real jobs, or we don't go further. Once a town checks out, we find land, work with the city on what to build, and build it. You end up owning a brand-new asset.

How Investing Works

Introductory Call

Twenty or thirty minutes on the phone. What you're looking for, what you've invested in before, and what we own right now. Nothing gets signed and we don't ask you to commit to anything.

Accreditation

These offerings are limited to accredited investors, which comes down to income or net worth. There's more than one way to qualify. We'll tell you which one is simplest for your situation before you go digging for paperwork.

Review the offering

We get you set up in the investor portal, where you'll find everything. The property or the fund strategy, the projections, the operating agreement, and the risks. Take your time with it. Most of our investors send it to their CPA or attorney, and we'd rather they did.

Sign and fund

You sign the subscription documents electronically in the portal, so there's nothing to print or mail. Funds go by ACH or wire whenever you're ready, and we confirm once they land.

Ownership

Distributions go out quarterly once the property stabilizes, along with an update on how it's actually performing. You get a K-1 every year for taxes. The portal stays open the whole time, so you can check on it whenever you want instead of waiting on us.
